Leaks can cause major damage to suites and the building itself, and must be addressed with the utmost care. The severity of the leak can greatly influence the best course of action. Please see the below reference guide and troubleshooting steps.
Major Leaks
If there is a major leak in your suite, contact the Property Manager or Concierge immediately to avoid further damage to the unit or building. Once the Property Manager is informed, please reach out to us at (416)-296-7368
What is a major leak?
A major leak is typically one that causes significant damage to the unit or units affected, as well as any common areas or other units nearby. Some examples of major leaks in a condo might include:
- A burst pipe that causes water to flood into several units or floors of the building.
- A leak through the ceiling that causes water to seep into multiple units or common areas.
- A malfunctioning sprinkler system that causes water damage to multiple units or floors.
- A sewage backup that affects multiple units or floors and poses a health hazard.
In general, any leak that causes damage beyond the affected unit and requires extensive repairs is considered a major leak. It is important to address major leaks promptly to minimize damage and prevent further issues.
Minor Leaks
Minor leaks would not involve any major damage or immediate concern to the suite or building, but should be addressed quickly to reduce the risk of a major leak. Please follow the below troubleshooting steps to mitigate any damage caused by the leaking water. Once this is complete, kindly report this leak to maintenance@delrentals.com so we may dispatch a technician to resolve the issue.
Toilet Leak
If your toilet is leaking, most importantly please turn off the water stop using the toilet until the issue is resolved. To turn off the water line to a toilet, follow these steps:
- Locate the water shut-off valve: Look for a valve located behind the toilet or somewhere along the water supply line leading to the toilet. It may be a small handle or lever that you turn clockwise to shut off the water flow.
- Turn off the water supply: Once you locate the valve, turn it clockwise until it stops. This should shut off the water supply to the toilet.
- Flush the toilet: Flush the toilet to remove any remaining water in the tank and bowl. This will help prevent any water from leaking out of the toilet once you disconnect the supply line.
- Place a large pot or bucket underneath the water line to prevent any further damage to surrounding floors or cabinets
Leaking Sink Pipe
If pipes underneath your sink(s) are leaking, most importantly please refrain from using this sink until the issue is resolved. Please place a large pot or bucket underneath the pipe to prevent further damage to surrounding floors or cabinets. Please monitor and empty this receptacle as needed until repairs are complete.
