The change of tenancy process refers to adding or removing a tenant in the lease Agreement. This process typically involves but is not limited to the following steps:
- Notice to Del Condominium Rentals Inc: The current tenant must notify the landlord of their intention.
- Application process: The new/remaining tenant will need to submit an application and go through a screening process to be approved by Del Condominium Rental.
- Lease agreement: Once the new tenant is approved, a lease amendment will be signed outlining the terms and conditions of the tenancy.
All Applicant/s 18 years old and above MUST be added as a Tenant. Occupancy restriction is 2 people for 1 bedroom suites. ( Den is not considered as a room)
Del Condominium Rentals Inc must approve all tenant applications( New and Remaining). A Lease Amendment will be done after the rental application is approved. Please note that Lease Amendment is subject to an administrative charge of a one-time background investigation fee of $150.00 plus HST and $25.00 plus HST for each applicant for our office to process a credit check which is due and payable to Del Condominium Rentals upon submission of the new rental application. The Administration fee is non-refundable regardless if the tenant's application is approved or rejected.
Important Notice:
1) The current lease binds current tenants until the Lease (Amendment) process is completed and a Lease (Amendment) is executed.
2) New tenant/occupant should not move in until Rental Application is approved and Lease (Amendment) process is completed. Otherwise, we will start an illegal occupant/tenant eviction procedure. The current tenant is responsible for all charges (including all legal and administrative charges) and rents until lease expiry and 60 days written notice to vacate served.
3) The last month's rent, interest on last month's rent and building access deposit will not be applied or refunded until all tenants/occupants move out and the suite is vacant. Current tenant(s) and new tenant(s) will have to make necessary arrangements and settlements and submit a written agreement signed by all parties to Del Condominium Rentals.
